How is the value of my property estimated?

We start from the median price per m² of the real sales recorded in your postcode over the last 3 years (DVF data published by the State), then adjust it according to the characteristics of your property: weighted area (basement, garage, terrace), general condition, DPE, heating type, aspect, floor, lift… The result is a low / median / high range, with the number of sales used shown in full transparency.

What data is used?

The Demandes de Valeurs Foncières (DVF), i.e. all the property sales actually signed at notaries' offices in France since 2014, published as open data by the State (Etalab). These are not asking prices, but real transaction prices.

Is the estimate free?

Yes. All the figures are free. The yield, the negotiation simulator, the neighbourhood comparator, the « where to invest » ranking and the price map are freely accessible; the estimate and the prediction just require a free account to keep your results — no bank card is required.

How reliable is the estimate?

When your postcode has enough comparable sales, the range is ±8 % around the median value. If the local sample is too thin, we widen it to the département with a range of ±12 %, and we tell you clearly. An online estimate remains indicative: for a sale, it is an excellent starting point to refine with a professional.

Which criteria make the price vary?

The most decisive: the general condition and the DPE (an F or G rating heavily discounts the price), the heating type (a heat pump adds value, oil heating discounts), a south-facing aspect, and for a flat the floor — in a Haussmannian building, floors 3 to 5 are the most sought-after — as well as the presence of a lift.

What is the difference between an estimate and a prediction?

The estimate calculates the sale value of your property today. The prediction projects how a price will evolve over 5, 10 and 15 years based on the historical trends in your area. The two tools are complementary: first estimate the current value, then project it over time.
